  1. Home Inspections:
A Home Inspection is a non-evasive visual assessment of all accessible areas of the house’s interior and exterior. All homes — even new ones — are likely to have problems, but the good thing is that all problems have solutions! Any defects I find will be included in my easy-to-read inspection report, arming you with the knowledge you need to have the right repairs made and to make informed decisions about buying or selling the property.
  2. Home Maintenance Inspections
As your largest investment, your home requires regular maintenance to make sure all systems are in top working order. A yearly Home Maintenance Inspection detects problems early and reveals items in need of immediate repair along with items you’ll want to fix in the future. Contact Rutledge Home Inspections today to take a look at your home and advise you of any issues!
  3. Builders Warranty 11 Month Inspections
Newly built homes come with a 12 Month Builder’s Warranty. This warranty covers any flaws in workmanship, materials, and system defects that may arise within the first year of owning your home. Contact Rutledge Home Inspections in the 11th month before your warranty expires so that you don’t pay out-of-pocket for repairs covered by your builder!
  4. Pre-Listing Inspections
Please contact us to complete a Pre-Listing Inspection before putting your home on the market. We’ll let you know about any issues we find so you can fix them and list your home when it’s in the best condition possible. A Pre-Listing Inspection can simplify and speed up the sale of your home.
  5. Wind Mitigation Inspections
In Florida, there’s actually a law mandating credits for homeowners who use certain wind mitigation techniques to enhance their homes. These techniques help everyone, from private insurers to the federal government and taxpayers. Homeowners may want to familiarize themselves with these strategies so they are prepared for the next windstorm, as should inspectors, who are relied upon for their sound judgment and expertise.
  6. Four-point Inspections
The 4-Point Inspection is often a required inspection in order to obtain (or maintain) insurance coverage. The inspection requirements were designed by insurance companies in order to get a better understanding of the structure they are insuring. This is especially pertinent when insuring an older home. Four Point Inspection focuses only on four main areas of interest in a home: HVAC (Heating, Ventilation and Air Conditioning) Electrical wiring and panels. Plumbing connections and fixtures. Roof.
